Boundary Surveys

This is what most people mean when they say they need "a survey." We research the deed, find the original monuments or evidence of where they were, and set new iron pipes at your corners if needed. You'll know exactly where your property lines are.

You might need this if:

  • You're putting up a fence and don't want trouble
  • A neighbor claims part of your yard is theirs
  • You're buying land and want to see what you're getting
  • The bank or title company is asking for one

Certified Survey Maps (CSM)

In Wisconsin, you can't just draw a line and sell half your lot. If you want to split property into 4 or fewer parcels, you'll need a CSM—a recorded document that shows the new lot lines, dimensions, and easements. We handle the survey work, draft the map, and shepherd it through county and municipal approval.

Common situations:

  • Selling an acre to a family member
  • Splitting a lot for a new home site
  • Combining two parcels into one
  • Correcting an old survey error

ALTA/NSPS Land Title Surveys

Commercial real estate deals usually require one of these. An ALTA survey shows boundaries, improvements, easements, encroachments—everything a lender or title company needs to assess risk.

Typically requested for:

  • Commercial property purchases
  • Refinancing with a new lender
  • Title insurance underwriting
  • Due diligence before acquisition

Construction Staking

Builders call us when they need the house, garage, driveway, or septic field laid out on the ground. We take the site plan and translate it into wooden stakes and offsets that the excavator can follow. If your permit requires setback verification, we handle that too.

We stake:

  • Building corners and offsets
  • Driveway centerlines
  • Septic system components
  • Utility trenches

Topographic Surveys

If you're designing a building, road, or drainage system, you need to know what the ground is doing. We collect elevation data on a grid or along specific features, then deliver a contour map your engineer or architect can work with. We can export to most CAD formats.

Used for:

  • Site grading plans
  • Stormwater design
  • Driveway and road layout
  • Landscape architecture

FEMA Elevation Certificates

Properties near rivers or low-lying areas sometimes fall in a mapped flood zone. If you're buying flood insurance—or trying to prove you don't need it—you'll need an elevation certificate. We measure the relevant elevations and fill out the FEMA form.

This helps with:

  • Flood insurance applications
  • Getting a better rate if you're above the flood level
  • LOMA (Letter of Map Amendment) requests
  • Building permit requirements in floodplains

Subdivision Platting

Dividing land into five or more lots? That's a subdivision, and it requires a formal plat rather than a CSM. The process involves more municipal review and usually public hearings. We've worked through platting in several Western Wisconsin communities and can help you navigate the requirements.

  • Preliminary and final plat preparation
  • Coordination with engineers on roads and utilities
  • Municipal and county approvals
  • Final recording

Legal Descriptions

Sometimes you just need the words, not a full survey. If you're drafting an easement, updating a deed, or describing a parcel for a contract, we can write or review the legal description. We'll make sure it closes mathematically and matches what's actually on the ground.
